A 9-agent independent brokerage competing against two regional franchises.
Linden & Greer Realty is a 9-agent independent brokerage in a mid-size metro where two regional franchises hold roughly 60% of the agent count. The brokerage runs the buyer-lead funnel the same way every independent brokerage eventually lands on: Zillow and Realtor.com drive the majority of inquiry volume, a website contact form feeds a shared inbox, Facebook Marketplace leads land in a personal cell phone, and a Google Business profile the team never quite got around to staffing answers inquiries inconsistently after 5pm.
There was no CRM to speak of — the brokerage had trialed two over the last four years and ended up back on a shared inbox plus a spreadsheet the team lead updated on Friday afternoons. Buyer-side inquiries were being qualified by whoever picked up first, and the agents running the buyer lane were carrying roughly forty open conversations at any given time, with the lead-source attribution that mattered for paid-portal ROI sitting in a separate Google Sheet no one was updating in real time.
